1. Respect for Property
- Property Care: Guests must take care of the property as if it were their own, avoiding any damage to furniture, fixtures, and appliances. Any damage caused during their stay must be reported to the host immediately.
- Cleaning After Use: Guests should maintain cleanliness during their stay, including cleaning up after themselves in the kitchen, bathroom, and living areas. Properly dispose of trash and recycling as instructed by the host.
- Prohibited Activities: No illegal activities or substances are allowed on the property. This includes but is not limited to drug use, illegal gambling, or any unlawful behavior.
2. Guest Behavior and Conduct
- Noise Control: Guests must be mindful of noise levels and adhere to any quiet hours set by the host (typically from 10 PM to 7 AM). This includes limiting loud conversations, music, or parties that may disturb the neighbors.
- Respect for Neighbors: Guests should respect the peace and privacy of the neighbors. This includes avoiding public disturbances and maintaining a courteous demeanor at all times.
- Overcrowding: Guests must not exceed the maximum number of occupants allowed in the property. If a guest needs to bring additional people to the accommodation, prior approval from the host is required.
3. Health and Safety Compliance
- Health Protocols: Guests must follow all local health guidelines and COVID-19 protocols as advised by the host or local authorities. This includes wearing masks where necessary, maintaining social distancing, and taking necessary precautions to ensure the health and safety of all individuals in the space.
- Emergency Procedures: Guests must familiarize themselves with the emergency exits, fire alarms, and evacuation procedures. In case of an emergency, guests are expected to follow the host’s instructions promptly.
- No Smoking: Smoking inside the property is strictly prohibited unless otherwise stated in the listing. If smoking is allowed in certain outdoor areas, guests must dispose of cigarette butts properly and respectfully.
4. Check-In and Check-Out Rules
- Timely Check-In: Guests are expected to arrive within the agreed-upon check-in time. If any delay occurs, the guest must inform the host at least 24 hours in advance. Unannounced late check-ins without prior communication may result in additional charges.
- Check-Out Procedures: Guests must adhere to the check-out time set by the host. Late check-outs can cause inconvenience for the next guest and may incur extra charges.
- Cleaning Up: Guests are expected to tidy up before leaving, including:
- Washing used dishes.
- Taking out trash and recycling.
- Leaving the space as close to the condition they found it as possible.
- Returning Keys: If keys or access cards are provided, guests must return them before check-out. Loss of keys may incur replacement fees.
5. Privacy and Respect for Hosts
- Respect for Privacy: Guests must respect the host’s property and space. Hosts are entitled to privacy, and unannounced entry into their private areas is prohibited, unless agreed upon in advance or in cases of emergency.
- Communication with Hosts: Guests must maintain open and respectful communication with their host. If there are any issues, concerns, or questions during the stay, guests should notify the host as soon as possible, allowing time for resolution.
- Host Access: Hosts may access the property during the stay for maintenance, repairs, or emergencies. The guest will be notified in advance unless it is an emergency situation.
6. Guest Responsibilities for Property Issues
- Report Damages Immediately: Any accidental damage or malfunctioning equipment must be reported to the host immediately. Failure to notify the host of damage may result in the guest being liable for full repair or replacement costs.
- Loss or Theft: Guests are responsible for their personal belongings. If any items are lost, damaged, or stolen during the stay, Softbnb or the host are not responsible for replacing them.
7. Respect for Local Laws and Regulations
- Local Regulations: Guests must comply with the laws of the country and city where they are staying. This includes respecting the local customs, codes of conduct, and any community rules. Violating any local laws could lead to legal action or eviction from the property.
- Tourism Laws: In some countries, guests may be required to register with local authorities or pay taxes related to short-term stays. It is the guest's responsibility to comply with any local regulations related to their stay.
8. No Unauthorized Parties or Events
- Parties and Events: Hosting parties or events in the accommodation is strictly prohibited unless explicitly permitted by the host. Large gatherings, loud music, or disturbances to the neighborhood will not be tolerated. Guests must get prior approval from the host before organizing any social events.
- Overnight Guests: Guests must seek approval before inviting additional people to stay overnight. The maximum number of guests allowed must not exceed the number set in the listing, unless prior arrangements have been made with the host.
9. Pet Policy
- Pets: If the listing does not permit pets, guests must not bring any pets onto the property. If pets are allowed, guests must ensure they clean up after their pets, control their behavior, and ensure that no damage occurs due to their pets.
- Allergies: If guests have allergies or other health concerns regarding pets, they should inquire about the property’s pet policy before booking to avoid any issues.
10. Alcohol and Drugs
- Alcohol Consumption: While alcohol consumption is generally allowed, guests should drink responsibly and avoid any disruptive behavior. Any behavior that is deemed dangerous or disruptive by the host or neighbors will not be tolerated.
- Drug Use: Use of illegal drugs or substances on the property is strictly prohibited and will result in immediate removal from the property. Legal drug use (such as marijuana, where allowed by law) is subject to the host’s discretion.
11. Discrimination and Harassment
- Respect and Equality: Guests must treat everyone they encounter with respect, dignity, and fairness. Discrimination or harassment based on race, religion, gender, sexual orientation, nationality, or disability will not be tolerated.
- Zero Tolerance for Abuse: Any form of verbal, physical, or emotional abuse toward the host, neighbors, or other guests will result in immediate removal from the property and potential legal action.
12. Cancellations and Modifications
- Cancellation Policy: Guests must adhere to Softbnb’s cancellation policy. If a guest cancels within the allowed window, they may receive a partial refund as per the policy. However, if a guest cancels outside the allowed time frame, they will be liable for the full amount of the booking.
- No-Show: If a guest does not arrive at the property within 24 hours of their check-in time and has not communicated with the host, the booking will be considered a no-show, and no refund will be issues
13. Dispute Resolution and Complaints
- Reporting Issues: If a guest encounters any issues during their stay, they must report the problem to the host immediately so that the situation can be resolved quickly. Guests should not withhold complaints or attempt to handle issues privately without contacting the host first.
- Mediation: If a guest and host cannot resolve a dispute, Softbnb may step in to mediate the situation. Any unresolved issues may be escalated to Softbnb’s customer support team for assistance in reaching a fair resolution.
Consequences for Non-Compliance:
Guests who fail to adhere to these rules may face:
- Warning: A first violation may result in a formal warning from Softbnb.
- Fines: In some cases, guests may be charged for damages, excessive cleaning, or any fines incurred due to their behavior.
- Eviction: In severe cases, guests may be asked to leave the property immediately without refund and may face temporary or permanent suspension from the Softbnb platform.
