Ownership and Listing Right


To maintain trust and safety on the Softbnb platform, all properties listed must be owned, managed, or lawfully authorized by the Host. This Policy outlines the rules regarding property ownership, proof of authorization, and Softbnb’s rights to remove unauthorized listings.


1. Host Representation & Responsibility

1.1. By listing a property on Softbnb, the Host represents and warrants that:

  • They are the legal owner of the property, or
  • They have obtained valid, written authorization from the legal owner to manage and rent out the property.

1.2. Hosts agree that they will not list:

  • Properties they do not own or manage.
  • Properties without proper authorization.
  • Properties listed under false information, identity, or fraudulent claims.


2. Proof of Ownership or Authorization

2.1. Softbnb may, at any time, request documentation to verify ownership or authorization. Acceptable documents may include:

  • Government-issued property ownership documents (e.g., deed, certificate of occupancy, utility bill in the owner’s name).
  • Lease or management agreements giving the Host the right to rent out the property.
  • Written consent letters from the legal property owner.

2.2. Failure to provide satisfactory proof within the timeframe requested by Softbnb may result in suspension or removal of the listing.


3. Unauthorized Listings

3.1. Listings found to be unauthorized will be:

  • Immediately suspended or removed from the Softbnb platform.
  • Any active reservations may be canceled, and Guests will be refunded in full.
  • The Host may lose eligibility to host on Softbnb in the future.

3.2. Softbnb reserves the right to report fraudulent activity to local authorities if necessary.


4. Consequences of False Representation

4.1. If a Host is found to have listed a property without proper rights, they may face:

  • Permanent removal from the Softbnb platform.
  • Forfeiture of any pending payouts related to fraudulent listings.
  • Legal consequences if Guests or property owners pursue claims for damages.


5. Guest Protection

5.1. Guests who book a property that is later discovered to be unauthorized will receive:

  • A full refund of the booking amount.
  • Assistance from Softbnb to rebook another available property (where possible).


6. Softbnb’s Rights

6.1. Softbnb reserves the right to:

  • Request verification documents from Hosts at any time.
  • Disable, suspend, or permanently remove listings that cannot be verified.
  • Withhold or cancel payouts for any fraudulent or unauthorized listing.
  • Take legal action against fraudulent Hosts if necessary.


7. Agreement

By creating a listing on Softbnb, Hosts confirm that they have the legal right to rent the property. Softbnb may suspend, remove, or disable any listing that violates this Policy without prior notice.
